The Most Common Questions

  • There are many reasons, but a few stand out:

    • In-suite washers and dryers.

    • Convenient resident portal for online rent payments.

    • 24/7 maintenance.

  • Rents are quoted for individual leases, per bedroom. When a new tenant signs a lease, that tenant is responsible for their payment only; there is no liability for the other bedrooms in the townhome.

    There is however, shared financial responsibility for the common areas (living room, kitchen, etc.)

  • Hessler 113 is all-inclusive living at it's finest. Your rent will include:

    - A bedroom in one of our townhomes
    - Modern living room and bedroom furniture
    - Fully equipped kitchen, including over-sized, eat-in island with six barstools
    - Appliances including a refrigerator, large chest freezer, stove, microwave, dishwasher, washer and dryer
    - Utilities including high-speed fiber internet and WiFi, water, heat, electricity, gas, and central air-conditioning within a designated utility cap

  • Hessler 113 offers 12-month leases that run concurrent with the academic calendars of the various institutions in University Circle. Therefore, based on availability, most leases begin in August. Regardless of the date that the lease begins, all leases expire in July.

  • You must complete an online application and pay a $75 application fee. Once your application is approved and space is available, Hessler 113 Townhomes will send you leasing materials based on availability. The lease paperwork must be returned by the deadline given, in order to guarantee your housing. Hessler 113 management may notify you that your housing offer is cancelled and re-offer space to another applicant if lease materials are not submitted by the deadline.

  • Yes. A $75 application fee is due when your application is submitted online.

  • A deposit equal to one month's rent and an approved Guarantor's signature is required in order to reserve an apartment. If a tenant fails to make rent payments, the Guarantor will be responsible to provide those payments. Without a Guarantor, a deposit equal to one month's rent plus last month's rent is required to secure an apartment.

    Deposits will be refunded after final inspections are completed with no damages to the apartment or its furnishings.

  • Yes, renters insurance is required. Renters insurance is a policy you purchase to protect your personal property and cover any other liabilities.

  • If a resident has documentation of an overage in their financial aid, they may defer some or all of their rent in anticipation of that refund. Details about deferring part of the rent payment in anticipation of a financial aid refund will be provided prior to your move-in.

    ​For undergraduate students, living off-campus will change the budget used to calculate your financial aid package. If you are receiving any grant money in your package, living off campus could affect the amount you receive. Check with the Office of Financial Aid at your institution before requesting a release. Financial aid for graduate students living off-campus should not be affected.​
