WHY SHOULD I LIVE AT HESSLER 113 TOWNHOMES?

There are many reasons, but a few stand out:

·       Beautiful, fully-renovated townhomes with high-end finishes.

·       All apartments are fully furnished, appliances included!

·       Your rent includes everything – no extra bills for utilities, internet, etc.

WHAT IS INCLUDED IN MY RENT CHECK?

Your rent covers:

  • Furniture: living room and bedroom furniture, including desk, desk chair, dresser, nightstand and full-size bed

  • Appliances: in-suite washer/dryer, refrigerator, stove, microwave, dishwasher

  • Utilities: internet, water, heat, electricity, and central air-conditioning within a designated cap
     

WHY ARE PRICES DISPLAYED PER BEDROOM?

Rents are quoted for individual leases, per bedroom. When a new tenant signs a lease, that tenant is responsible for their payment only; there is no liability for the other bedrooms in the apartment.

WHAT LEASE TERMS DO YOU OFFER?

Hessler 113 offers 12-month leases that run concurrent with the academic calendars of the various institutions in University Circle. Therefore, based on availability, most leases begin in August.  Regardless of the date that the lease begins, all leases expire in July.

HOW DO I APPLY TO LIVE AT HESSLER 113 TOWNHOMES?

You must complete an online application and pay a $65 application fee. Once your application is approved and space is available, Hessler 113 Townhomes will send you leasing materials based on availability. The lease paperwork must be returned by the deadline given, in order to guarantee your housing. Hessler 113 management may notify you that your housing offer is cancelled and re-offer space to another applicant if lease materials are not submitted by the deadline.

IS THERE AN APPLICATION FEE?

Yes. A $65 application fee is due when your application is submitted online.

WHAT DEPOSITS ARE REQUIRED?

A deposit equal to one month rent and an approved Guarantor is required in order to reserve an apartment. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.

IS RENTERS INSURANCE REQUIRED?

Yes, renters insurance is required. Renters insurance is a policy you can purchase to protect your personal property and the management/landlord is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen would be covered.

WHEN IS RENT DUE?

Rent is due on the 1st of each month, including August for lease start date. Online rental payments through the resident portal are available once the tenant has moved in and the set up information has been supplied to the resident from the office staff.

All first month rent payments and or deposits must be in the form of a cashier’s check or money order.

CAN I LIVE WITH FRIENDS OF THE OPPOSITE GENDER?

Gender-inclusive housing is offered, but is not guaranteed unless you can fill an entire apartment.

CAN I USE MY FINANCIAL AID TO PAY MY RENT?

If a resident has documentation of an overage in their financial aid, they may defer some or all of their rent in anticipation of that refund. Details about deferring part of the rent payment in anticipation of a financial aid refund will be provided prior to your move-in.

​For undergraduate students, living off campus will change the budget used to calculate your financial aid package. If you are receiving any grant money in your package, living off campus could affect the amount you receive. Check with the Office of Financial Aid before requesting a release. Financial aid for graduate students living off campus should not be affected.

WHERE CAN I PARK?

Hessler 113 Townhome provides limited parking to residents behind the townhomes.  Management recommends that residents obtain parking via the City of Cleveland’s residential/business parking permit.
